Zillow Showcase and Zillow 3D Tours: What Agents Need to Know

Buyers do not start their home search at your open house. They start on Zillow. And over the past two years Zillow has built a premium tier for listings that most agents in North County San Diego and the Temecula Valley have scrolled past in their own feed without knowing exactly what it is or how a listing gets it. It is called Zillow Showcase, and the Zillow 3D Tour is the engine behind it.
Here is what both actually are, what Zillow’s own numbers say they do for a listing, and how to get them on your next one.
What Zillow Showcase actually is
Zillow Showcase is a premium listing presentation on Zillow. A Showcase listing gets a visibly upgraded page: high quality photography displayed larger and more prominently, an interactive floor plan connected to a Zillow 3D Tour, and a Showcase label that sets it apart in search results. Showcase listings also receive enhanced placement, so they surface ahead of standard listings when buyers search the area.
The part agents tend to miss: Zillow caps Showcase at a small share of listings in any given market. That scarcity is the point. When a buyer is scrolling forty near-identical cards for Carlsbad or Murrieta, the Showcase listing is the one that looks difPage_DownPage_DownPage_Downferent.
Showcase is also not an upgrade you can bolt on after the fact. It is tied to how the listing media is captured. Only listings shot by a Showcase media provider, using Zillow’s capture technology, are eligible. That is why the photographer you book determines whether Showcase is even on the table.
What a Zillow 3D Tour is
The Zillow 3D Tour is Zillow’s native interactive tour format. During the shoot, panoramic captures of every room are taken and stitched to an interactive floor plan. Buyers tap through the home room by room, look around each space, and see exactly how the layout flows, all at their own pace.
That self-directed quality is what separates it from a walkthrough video. A video shows buyers what you chose to show them. A 3D tour lets them check the thing they are privately worried about, whether that is the size of the third bedroom or how far the primary suite sits from the kids’ rooms. For the relocation and military buyers who make up a real slice of San Diego County demand, and the out-of-area buyers shopping Temecula wine country from Orange County or Los Angeles, the tour often is the first showing.

Your photos and your floor plan, in one place
Most listing media lives in two separate piles. The photos are a gallery a buyer clicks through, and the floor plan is a flat drawing they glance at once. A Zillow 3D Tour puts them together.
When we shoot a Zillow 3D Tour, the capture produces an interactive floor plan with room dimensions and square footage, and your listing photos are pinned to the rooms they were taken in. A buyer taps the primary bedroom on the plan and sees the actual photo of that room. No more guessing which wall the window is on, or how the kitchen connects to the living space.
That is the part agents underestimate. A buyer working through a gallery sees a dozen good photos with no idea how they fit together. A buyer using an interactive floor plan is building a mental model of the house. That is the difference between browsing a listing and seriously considering it.
Zillow publishes two numbers worth knowing here. 69% of buyers say a floor plan showing which part of the home each photo depicts would help them decide whether a home is right for them. And listings with an interactive floor plan averaged 60% more views than listings without one.
Sixty percent more views is not a vanity metric. It is more buyers at the top of your funnel, on the platform most of them start on, for a listing you already paid to photograph once.
Zillow 3D Tour or Matterport
We shoot both, and the right answer depends on the listing.
A Zillow 3D Tour is the choice when the listing will live or die on Zillow traffic, which is most listings. It feeds Zillow Showcase eligibility, it produces the interactive floor plan above, and it puts your photography and the layout in the same navigable place on the site your buyers are already using.
Matterport is the choice when a client wants the premium walkthrough experience, or an asset that is not tied to one platform. Zillow currently does not display Matterport tours, so if Zillow reach is the goal, the 3D Tour is the one that gets you there.

What Zillow’s numbers say
These are Zillow’s published figures, not ours. Zillow reports that Showcase listings drive 81 percent more page views, 80 percent more saves, and 90 percent more shares than similar nearby listings. It also reports Showcase listings are 20 percent more likely to have an accepted offer within 14 days, and that they sell for about 2 percent more on average, roughly seven thousand dollars on a typical home.
Treat any platform’s self-reported numbers with healthy skepticism, but the direction is consistent with what you already know: listings that present better get more attention, and attention early in the listing window is what produces competing offers.
Where Matterport fits right now
If you have historically attached Matterport tours to your listings, know that Zillow currently does not display Matterport tours on listing pages. The two companies have been in a standoff since Matterport’s acquisition by CoStar, and Zillow pulled Matterport support in late 2025. Your Matterport link still works everywhere else you use it, and we still shoot Matterport for agents who want it for their own marketing. But for placement on Zillow itself, the Zillow 3D Tour is currently the only tour format that counts, and it is the one Showcase is built around.

Which listings benefit most
Showcase earns its keep fastest in a few situations. Competitive price bands where inventory looks alike, think Carlsbad, San Marcos, Vista, and Escondido single-family homes, where a buyer’s shortlist comes down to which listing held their attention. View and acreage properties in Temecula wine country, where photos alone cannot communicate how the land and layout relate. Vacant homes, where the 3D tour gives buyers the sense of flow that empty rooms do not. And any listing likely to draw out-of-area buyers, because for them the tour replaces the showing they cannot easily attend.
For a starter condo priced to move in a tight market, standard media may do the job. Part of working with a media partner is knowing when the upgrade is worth it, and we will tell you honestly when it is not.

It cannot be added after the fact, so the decision happens when you book your media.
